Purpose-Built Style: a Neat and Lean Design, Suitable for any Office Concept

Quiet, yet centrally located, a new stand-alone back building is under development at Margaretenstrasse 24a that will provide 23 residential units, thereof 8 handicap-accessible and 3 as penthouse apartments. In addition, the attic storeys of the front buildings at Margaretenstrasse 24/25 are being developed into four attractive attic apartments, each with its own roof terrace and a sweeping grand view of the city.

A progressive mixed office/retail building of minimalist design is under development at Hasselbachstrasse 8, a prime location in the heart of the state capital of Saxony-Anhalt. Extending over about 15,000 sqm of lettable area, this property is perfect for any tenant requiring a modern office environment.

It will match the ridge and eaves heights of the neighbouring buildings, so to present a homogeneous front in urban-planning terms and to ensure that the building blends harmoniously with the context of the surrounding quarter. The seven-storey building will deliver functional commercial units of about 100 to 400 sqm with flexible floor plans.
Two storefronts and one office unit will be created on the ground floor. The upstairs floors 1 through 5 as well as the recessed storey are designed by office units whose size can be customised to meet the space requirements of the incoming occupiers.

Ranging from about 140 to about 530 sqm, the units lend themselves to many different work concepts. If needed, there is also the option to rent several office units or floors.

The lobby area will be designed in a highly presentable manner, using plenty of glass and attractive contrasts of wooden and porcelain stoneware surfaces. The reception area will double as waiting room for visitors and as guidance system to help you find your way around the various sections of the building. Lifts ensure that all parts of the building are easily handicap-accessible.

The size and use of the office units can be customised to satisfy the exact requirements of an incoming tenant. As a result, the flexible and reversible units are well-suited for many types of office formats. Depending on the organisational form, different areas could thus be installed to facilitate group work and project teams as well as disruption-free solitary work.

The office units are supposed to get ample daylight, admitted through windows and light panes next to the doors as well as through skylights. At the same time, slight differences in colour shadings are part of the way-finding system to facilitate orientation.

The hallway areas encourage encounters and communicative exchange. Linoleum and rubber flooring materials help to cancel footfall noise while discreet concrete surfaces interact with accentuating colours and contrasting wood elements.

The basement is earmarked for use as underground car park of about 110 car parking spots and 128 bicycle parking spaces. Another 20 parking spots will be available for cargo bikes and child trailers. An additional 12 bicycles racks will be installed near the main entrance. Moreover, 40 bicycles racks will be located in the courtyard area and 12 bicycle stands at Hasselbachstrasse 12, accommodating a further 64 bicycles.
For relaxing staff breaks, it is planned to create an open atrium on the third floor and to add charming greenery so as to enhance the high quality of stay. The roof level will feature four separate roof terraces with sweeping views, perfectly suitable for events and corporate functions.

As far as sustainable construction goes, the contemplated office building has already been pre-certified for a Gold label by the German Sustainable Building Council (DGNB). It guarantees a high level of comfort and low operating costs to the owner and to tenants, especially in the areas of energy, cleaning and maintenance. A partial building permit has already been obtained, with the full planning consent to be issued shortly.
